1. Will be the rent covered if the property is empty or the tenants don't pay your company?

Yes, absolutely. This is why we call our service GUARANTEED RENT + HASSLE FREE.
You’ll always get your money every month, regardless if the property is occupied, if the tenants are paying the rent or not, etc.

2. What is your commission?

There are no SETUP FEES, MONTHLY COMMISSIONS, RENEWAL FEES and no hidden fees or costs.
We’ll offer you a straight forward guaranteed rent income and the figure will stay the same for the duration of the lease.
Depending on the property we can also agree about rent increases at half term of the lease in order to reflect the market valuation.
You don’t lose money because you know already in advance how much money the property will produce for the duration of the lease.

3. My flat needs some works before renting it out, would you be interested anyway?

Absolutely. We’ve an in house team that can take care of the entire refurbishment of the property. We are happy to do minor repairs free of charge and we can provide you a bespoke quote for major works. Don’t worry, you don’t have to put any cash in advance because we can deduct the amount from the rent due and we can also finance the deal.

4. How does it work legally your guaranteed rent scheme?

We effectively become your tenant, guaranteeing you a fixed rental income. We then sub-let the property, taking great care to select the right tenants and then manage the property throughout the full duration of the tenancy – leaving you to get on with your busy life.

5. What about the internal condition of the property?

When we sub-let the property we take the normal deposit from the tenant, which is then registered with one of the approved deposit protection services. When the tenant checks out, the deposit is used to cover the cost of any damages. We guarantee to pay you up to 1.5 times the monthly rent, subject to fair wear and tear, in respect of the condition of the property.
